Under the initial alignment proposed for Metro Rail, a station was planned at the intersection of La Brea and Sunset. As part of the Hollywood Redevelopment Project, the Los Angeles Community Redevelopment Agency (CRA) requested M&AA to prepare an Urban Design Plan to guide potential joint development of the four corners surrounding the intersection.
The study encompassed an intensive nine-month planning process with the CRA staff, City of Los Angeles planning staff, and various community groups. The result was a mixed-use development plan for the four blocks surrounding the proposed station. The final development concept created a major gateway at Hollywood’s western edge with over 750,000 sq. ft. of office, retail and residential space.
While providing for substantial development in the area, the plan also established guidelines which ensured a sensitive transition in scale and aesthetics to the surrounding residential areas.
